Actor Song Kang has officially joined the ranks of Seoul’s high-end real estate owners.
According to real estate industry sources and Korea’s Supreme Court registry, the actor purchased a luxury apartment in Seongsu-dong, Seoul, for ₩67 billion (approximately $49.6 million USD).
The property is a 227㎡ (about 2,443 sq ft) unit located in Seoul Forest Hillstate, one of the most prestigious residential complexes in the area. The ownership transfer was completed last month, and the deal is reported to be the highest transaction price recorded since the complex’s initial sales.

Loan Estimated at Up to $31 Million
Registry documents list the maximum secured loan amount at around ₩46 billion (about $34 million USD). In Korea, mortgage limits are typically set at 110–120% of the actual loan, suggesting that Song Kang’s real borrowing is estimated at up to ₩42 billion, or roughly $31 million USD.
This means the loan accounts for approximately 60% of the total purchase price, with the remaining amount paid in cash.

A Perfectly Timed Deal Before New Regulations
The timing of the purchase has also drawn attention.
On June 27, the Korean government announced new real estate measures that capped mortgage loans in the Seoul metropolitan area at ₩600 million (about $445,000 USD). However, Song Kang reportedly signed the purchase agreement on the same day the policy was announced, allowing him to avoid the new lending restrictions.
A Celebrity-Favorite Address in Seongsu
Seoul Forest Hillstate is widely regarded as one of Seongsu-dong’s most exclusive residential complexes. The building is known to house or have been purchased by several high-profile figures, including Namgoong Min, Lee Sang-yoon, Eric (Shinhwa), Yook Sung-jae, and former MLB pitcher Park Chan-ho.
Its prime location near Seoul Forest Park, combined with privacy and luxury amenities, has made it a top choice among celebrities.
Post-Military Popularity Still Going Strong
Song Kang completed his mandatory military service after enlisting in April last year and was discharged as a sergeant in October. Despite the hiatus, his popularity remains undiminished—his post-discharge fan meetings in Japan sold out completely, reaffirming his strong global fanbase.
With a blockbuster property purchase and unwavering fan support, Song Kang appears to be entering his next chapter—both personally and professionally—on solid ground.
